SAN BENITO — The Texas Department of Health and Human Services will move its office to a new building now under construction on Business 77, while the agency’s old offices will be remodeled for a new Walgreen’s store. The Walgreen’s, which city officials said will create about 30 new jobs when it opens later this year or early in 2012, will be located at the intersection of Sam Houston Boulevard and Business 77. The Woodmont Co., a Fort Worth real estate firm, is renovating the strip mall that will also include a new Family Dollar store, officials said. The city will use a $496,497 North American Development Bank grant to help the developer renovate the site. Ballenger said he plans to build retail or office buildings on 13 acres near the site. “The economy has slowed everybody down, but it’s picking up,” Ballenger said of his project. “I’ve got a lot of inquiries.” The 13-acre site has an appraised value of $878,832, Frutoso Gomez, chief appraiser of the Cameron Appraisal District, said. Ballenger’s project is adjacent to another property where developer Fabian Contreras said last year that he plans to build an apartment complex on the 50-acre site. He could not be reached to learn the status of that project.
